Strabag to build Slovenia’s tallest office building

Strabag, Austria’s largest contractor, has been awarded a €134m contract to build a 100m-high office tower, shopping centre, hotel and four levels of underground parking in Ljubljana, Slovenia.
It’s for the southern side of the new Emonika mixed-use quarter being developed by Mendota Invest, a subsidiary of Hungarian bank OTP.
Strabag is also building the northern side.
Earlier this year, Strabag’s won an €80m contract to build a 40m-high office building at Emonika.
In the latest contract, the 23-storey tower will be the country’s tallest. The 22,000-sq-m shopping centre will have 80 retail units, overtopped by the 200-room hotel with a rooftop terrace overlooking the city.
A four level underground car park will contain 850 spaces.
The site is directly adjacent to Ljubljana’s main railway station.
On Emonika’s northern section, Strabag is constructing three residential buildings with 187 units, an office building, hotel, commercial spaces and underground car park.
Emonika is touted as Slovenia’s “first modern mixed-use urban complex” and will contain residential, office, retail and hospitality areas.
All commercial buildings are designed to meet BREEAM sustainability standards, with the Southern section incorporating green features such as heat pumps, energy recovery systems and low-emission materials.
Strabag’s teams in Belgrade, Budapest and Ljubljana are working on the development.
Pál Forgács, Mendota Invest’s managing director, said: “(This) is a symbol of confidence in the city’s future and our long-term vision to build a district that reflects the needs and energy of the next generation.”
Construction on Emonika’s south side is due to begin this month and be completed in 2027. The completed project will contain 190,000-sq-m of gross floor area.
