Foster + Partners designs “green oasis” for Seoul
21 August 2025
Foster + Partners has designed “IOTA Seoul I”, a mixed-use development close to Seoul Station.
The three-building development includes a six-star hotel, a 34-storey office building, and a new tourism centre for the city with a roof garden overlooking a new central park described by the architect as a “green oasis” for the city.
40% of the site will be designated for public use.
The project will retain the lobby space of an existing, historic hotel and will alter the site’s ground levels, adding pedestrian connections and improved access to the train station and other attractions.
47% of the development’s electricity will come from solar panels integrated into façades and roofs. Other green features such as ground source heating and cooling will also be used.
Luke Fox, Head of Studio, Foster + Partners, said: “We are extending the experience of the adjacent Namsan Park into the development and creating a welcoming new destination for the people of Seoul.
“Our scheme responds to this important site – where nature and the city converge – with a series of interventions that carefully balance both elements. New buildings are woven together by landscaping and green community spaces that bring a wealth of social and environmental benefits.”
